Insurance Declaration Pages:
As per the Association’s By-Laws, each unit owner must submit a copy of their homeowner’s declaration page of their insurance policy.  Ocean Ridge Condominium Association should be listed as additional insured.  This was due back in December. If you have not yet submitted, it must be done immediately.  Per the By-Laws, fines may be added if it is not submitted.  It may be mailed, emailed or faxed to the management office.
Parking Reminder:
Hennessey’s Towing (732-291-2215) will be coming to the community throughout the summer.  If they do not see an Ocean Ridge parking pass, your car will be towed.  This policy will be strictly enforced and the towing company will be instructed to call the police on any individual who attempts to interfere with the towing process.  Towing is an ongoing process.  As a reminder, please observe the following rules regarding parking:
 
Vehicles need to be parked in the unit’s numbered space.
 
Visitor parking spots are for visitors only.
 
Vehicles must not park in front of the dumpster or in a fire lane.  Any vehicle doing so is subject to being towed.
 
Vehicles must have the appropriate BLUE hanging tag prominently displayed.  The current passes are in effect for 2024-2026.
 
Nothing may be stored in or in front of any parking space.  This includes toys, strollers, fishing equipment, etc.  Only vehicles are allowed to be in parking spaces.
 
Bicycles can be placed at the bike rack at the back of the Ocean Ave. building.  
Requests for Water Shut Off:
In order to turn the water off to the building or need access to your hot water heater, you must contact the management office giving at least 72 business hours notice.
 
 
Storage:
Nothing can be attached to any of the Association’s fences.
 
No chairs, umbrellas, bikes, etc. are allowed in landscaped areas in the front or side of the lower units.
 
Lawn ornaments and garden hoses are not permitted.  Washing vehicles of any kind is not permitted.
 
Balconies are to be kept clean and free of debris. No towels/wetsuits/carpet, etc. may be draped over the railings.
 
Hallway landings/stairs are to be kept clear of storage of any kind.
 
Nothing should be stored on your balcony/terrace.  That includes bikes, toys, tools, fishing equipment, etc.  The only permitted items are outdoor furniture (table/chairs), potted plants and flowers.
 
Pets are not permitted to run loose in any hallway.
 
Trash:
All garbage must be disposed of properly.  This means all garbage must be bagged, tied and put into the dumpsters.  Do not leave garbage bags outside the dumpster.  Trash will not be picked up if not physically in the dumpsters.
 
Recycling is single stream fully comingled – bottles, cans, plastic, newspaper, cardboard, mixed paper.  Recyclable materials will not be picked up if placed in plastic bags.
 
Bulk items must be put out for Thursday morning pick-up. Per the Borough of Sea Bright, they will not take appliances, electronics or construction material.    If you are having work done in your unit, you must make arrangements to have construction material removed off site.
 
Unit Rentals:
All leases must be for a minimum of six months.  If you are renting your unit, you must supply a copy of the lease to the management office.

As a reminder, per the By-Laws:
All leases must be for a minimum six month period.  Summer rentals are NOT permitted.
A copy of the lease must be sent to my office no later than 5 business days prior to the effective date of the lease.
Tenants are NOT permitted to have pets.
Subletting is not permitted.
 
 
Any owner violating any of the leasing restrictions will be assessed a fine in the amount of $500.00 for each violation.  Each day that a violation occurs will be considered a separate violation.
